Our Company Mission

Founded in April 2022, Meads Bay Hotel Group’s mission is management excellence of our boutique and extended stay hotel portfolio. In partnership with our sister company, Sawyer Realty Partners, we seek opportunities that allow us to capitalize on our unique dual management platform. Our investment strategy has two core practices. First, identify under performing outdated hotel assets in top tier markets where we can make upgrades and add rooms to increase exit valuation. Second, identify functionally obsolete hotel assets in markets that support redevelopment. This investment strategy is unique because of the cap rate arbitrage between the hotel and multi-family sectors.

Meads Bay Hotel Group and Sawyer Realty Partners work in sync to underwrite, due diligence, budget and execute each asset in our portfolio. All capital projects are overseen by our in-house project management teams. We partner with best-in-class general contractors, architects, and engineers to ensure we are maximizing the potential of every property.

Our goal is to find opportunities for investors that are unique, generate solid cash flow, manage downside risk, and have strong upside. Sawyer and Meads Bay principals invest capital in each deal because we believe in the importance of investing alongside our investment partners.

Jessica Rosenberg

Jessica Rosenberg

Principal and Founder

Jessica Rosenberg Founded Meads Bay Hotel Group “MBHG” in April 2022 to serve as Manager and Asset Manager of hotel under the company’s ownership. Since inception, MBHG has branched out into third party management with a focus on the boutique and extended stay segments. Jessica has been an owner and asset manager of hotels since 2018. She is responsible for the acquisition and financing of all hotel assets within the company’s portfolio. She is also responsible for procuring and structuring both debt and equity for all transactions. Ms. Rosenberg also manages equity partnerships for Meads Bay’s ventures.

Jessica’s background is well versed in both operations and finance. In connection with founding Meads Bay, Ms. Rosenberg also serves as a Principal at Sawyer Realty Partners, a multi-family manager, developer, and ownership group. She is responsible for acquisition, syndication, and development efforts. The company’s focus is on adaptive reuse development as well as value add multi-family acquisitions. Ms. Rosenberg worked for Lancaster Pollard a boutique investment bank focused on healthcare and affordable housing prior to her transition to Sawyer. She has vast experience working with various lenders such as FNMA, HUD, and USDA. Ms. Rosenberg earned her Bachelor of Science degree from The School of Hotel Management at Cornell University. Outside of the office, Ms. Rosenberg is a member of the Choice Rising Leaders Counsel and SKAL Boston. She is also a Licensed Investing Banking Representative (Series 79) and Municipal Representative (Series 52). She is an avid golfer, pickleball player, chef and dog lover.

Chief Operating Officer

With over 25 years of operational experience in the hospitality sector, Jillian joined Meads Bay Hotel Group as Chief Operating Office of the groups managed portfolio of hotels. After a decade of working with some of the best hotel brands in the industry, Jillian has amassed a wealth of operational knowledge, financial, sales and hotel openings.

Jillian’s passion for hospitality is infectious and she has been an avid supporter of the industry with roles as the President of the Connecticut Lodging Association and on a local level as President of the Brookfield CT Chamber of Commerce. Consistently advocating and dedicating her career to an industry that she believes is truly in your DNA.

Ms. Alps earned her Bachelor of Science degree from the University of Ulster, Derry, Northern Ireland in Hotel and International Hospitality Management. When not traveling to all of the company locations Ms. Alps enjoys traveling for personal experiences, walking and is an avid reader.

Amy Verrengia

Corporate Development Manager

Amy Verrengia is the Corporate Development Manager for Meads Bay Hospitality Group where her role is to drive alignment, understanding and adoption of property management systems, practices, and processes. Before joining Meads Bay, she spent 13 years mastering the hospitality industry from operations, to sales, to all aspects of customer service.

Marjorie Zinnanti

Corporate Development Manager

Mrs. Zinnanti joined Sawyer Realty Holdings LLC in 2018 after working in some of Boston’s law firms in their marketing and administration departments. Her time in the city prepared her for her current role as Sawyer’s Corporate Development Manager, where she leads the company’s human resources department and oversees investor relations, vendor relationships, and internal organizational structures.

Most recently, Mrs. Zinnanti has spearheaded the newly developed Hotel Division and oversees human resources and vendor relationships.

Mrs. Zinnanti is a graduate of the University of Iowa. She currently resides in southern Massachusetts with her husband and their dog Chloe. She enjoys cooking, hiking, and serving her local church in her free time.

Jason Fulton

Corporate Revenue Manager

Jason Fulton is our partner in developing a Revenue Management culture where all of our team contributes to the success of our Revenue Goals. He founded Hotel e-Solutions LLC and hotelrevenuemanager.com in 2006. Since then, he has worked with 200+ hotels in all markets and size hotels. Jason describes his best attribute is being able to relate to the operators of the hotels he works with having been a General Manager for Hyatt, Hilton, and upscale Independent Boutique hotels. He uses a combination of sophisticated software and the input from team members at each property to generate a Revenue Plan with a path to success. Meads Bay Hotel Group has been a home for Jason from the inception of the company and the friendships that have been forged are what he enjoys most about this team.

Jason started his journey in Hospitality at UNLV and MGM Grand in Las Vegas. He has wore many hats and many titles since then. His favorite is Dad. He spends most of his free time with his five daughters and sharing travel experiences with them.
